However, buyers should note the property comes with a €598,000 mortgage obligation that the new owner must assume, bringing the total actual cost to well over one million euros.

Just a few months ago, one of Viimsi's most prominent private properties was offered at auction for €602,000, but the starting price has now fallen to €488,000. The decrease amounts to €114,000.
However, buyers should not rely on the starting price alone. The property comes with a mortgage obligation of €598,000 that the new owner must take over. This means the actual total cost of the asset will likely exceed one million euros.
Pavel Gammer is a well-known businessman who is currently imprisoned. His Viimsi property has been put up for sale through enforcement proceedings, indicating that finding buyers to realize the asset has proven difficult so far. The repeated reductions in the starting price suggest there is little interest even at the full price of the obligation-adjusted purchase.
